We understand that the rental process can be quite daunting, but rest assured that you are in safe hands as we are a voluntary member of a variety of key industry and regulatory bodies which abide by the strictest codes of practice. We are member of ARLA Propertymark (Association of Residential Letting Agents). We are part of the Client Money Protection Scheme (CMP), which means that all clients funds held by us are protected from fraud and misappropriation. We are registered with “My Deposits” (The Deposit Protection Scheme), to safely and securely protect the tenant’s security deposit. We are also part of the Property Redress Scheme (PRS) which provides consumers with free and fair redress, in the unlikely event of an unresolved dispute with our agency.

TENANT FEES & CHARGES

We like to provide clarity about the fees that will become payable should you consider to apply for a tenancy on a property that we are marketing for rent as well as those that could be payable during the tenancy. We believe it is important that you are aware and understand these fees before you make any decision to view a property or proceed with a tenancy application. This helps you to make an informed decision without any unexpected last minute surprises.

It is important to note that these fees are paid in addition to any rent and Deposit that is due as part of your Tenancy Agreement. All offers that are accepted will be subject to contract, referencing and Immigration checks.

CONTENTS & LIABILITY INSURANCE

Accidents during the course of a tenancy can happen, ranging from an iron mark on the carpet to a spilt glass of red wine. It may surprise you to learn that your Landlord cannot be held responsible for not insuring their personal possessions, yet your Landlord can take the cost of the repairs to their contents out of your deposit.

It is therefore vital to protect your possessions and any accidental damage that could be caused as the costs of replacements can often be more expensive that you may think, especially if a few large items get damaged or if any item is of particular value.

Liability Insurance essentially means that you are aware and responsible for having the necessary funds to cover yourself in case you accidentally cause damage to your landlord’s property, their furniture, fixtures or fittings, which you will be responsible for under the terms of your tenancy agreement.

INDEPENDENT INVENTORY SERVICE

When renting a property, it is essential that a professional inventory is compiled. This report should detail the property’s contents, its interior and exterior condition, decorative order, fixtures, fittings and meter readings. The report will also include digital photographs and where instructed, we will rrange for this to be carried out by an experienced and Independent Inventory Company.

This report is crucial as it will be compared to the report conducted at the termination of the tenancy when the property is returned to the landlord, as it will detail the condition of the property and its contents and any damages, dilapidation’s, wear and tear or missing items. This approach provides landlords and tenants with the peace of mind that their inventory is written from a neutral and objective viewpoint, helping to avoid disputes after the tenants have left the property. This document then subsequently stands as a written and visual record and is signed by all parties agreeing to its accuracy on the day tenants occupy the property.
